What are Capital 1 Mortgage Trust Deeds?
Trust deed investments are trust deed secured loans on homes catering to the special needs of borrowers that can meet the loan to value criteria attached to Capital 1 Mortgage loan policies.
Under our two programs, Capital 1 Mortgage would assign a portion of a deed of trust to the investor or investors (Plan A) or negotiate and arrange a loan between the borrower and the investor or investors (Plan B).
What is a trust deed?
A Trust Deed is a recorded lien against real property to secure a promissory note signed by a borrower. The note clearly states the amount borrowed, the rate of interest and terms of repayment.
Capital 1 Mortgage programs concentrate on first trust deed loans only. This is quality assured through prequalification of the property and the borrower, along with low loan to value ratios (i.e., on a $100,000 property, the maximum loan is $70,000).
Is it possible for an individual to lend money on real estate?
Yes! Sophisticated investors have loaned money on real estate for years using the same type of legal contracts lenders employ to ensure the return of their investments.
Did Capital 1 Mortgage invent Trust Deed Investments?
No. For decades, hundreds of mortgage companies nationwide have made private money loans on property with their own and savvy investors’ funds.
